Trees on Your Block: What to Sort Before the Kit Home Arrives

You’ve picked the block. The surveys are done, the design is locked, and the kit home is weeks away from arriving. But before the slab goes down, there’s one thing most people overlook until it becomes a problem: the trees.

Trees on your block aren’t just scenery. They affect your foundations, your council approvals, your build cost, and your long-term enjoyment of the property. Sorting them out early saves you headaches, delays, and sometimes thousands of dollars.

Here’s what you need to work out before the builders show up.

Which Trees Are Protected (And What That Means for You)

Not all trees are equal in the eyes of council. Some species are protected. Some are classified as significant or regulated based on their trunk size. Others sit under vegetation overlay maps that cover entire suburbs.

Before you clear anything, check your local council’s tree protection rules. In most Australian councils, you need a permit to remove or even prune a protected tree. Penalties for unauthorised removal can run into the tens of thousands.

Even if a tree isn’t formally protected, it might sit within a root zone or canopy protection area that restricts what you can do nearby. Building within the root zone of a significant tree often requires special foundation design or an arborist’s report.

Get a copy of your council’s tree policy early. Better still, get an arborist to survey the block and flag what’s protected, what’s regulated, and what you can remove without asking.

Which Trees Should Stay (And Why)

Just because you can remove a tree doesn’t mean you should. Mature trees add value to your property, provide shade, reduce heat, and make the block feel established from day one.

Trees on the southern and western sides of your home block summer heat and cut cooling costs. Trees along the boundary give you privacy without building a fence. Native species attract birds and wildlife in a way a new landscape never will.

If a tree is healthy, structurally sound, and well-positioned, consider designing around it rather than removing it. A kit home can be sited to preserve key trees, and the payoff in shade, character, and property value is significant.

An arborist can tell you which trees are worth keeping and which are risks. A tree with deadwood, fungal growth, or a lean toward your build site is a liability. A healthy, well-structured tree is an asset.

Which Trees Need to Go (And the Right Way to Remove Them)

Some trees have to go. Trees directly under the build footprint, trees with invasive root systems near the slab, trees that drop heavy limbs, or trees that block solar access you’re relying for passive design. These need removal.

But removal isn’t just about cutting them down. It’s about root management, stump grinding, and making sure the remaining soil is stable for construction.

Large trees can have root systems that extend well beyond the canopy. If you’re removing a tree near the build zone, you may need to cut roots outside the immediate footprint. That affects the tree’s stability and may require the remaining tree to be removed as well.

Stump grinding is usually required before the slab goes down. Leaving a stump in place risks settlement, pest issues, and future regrowth. Grinding removes the stump and major roots to a depth that won’t interfere with construction.

Root Systems and Your Foundation

This is where trees and kit homes collide most directly. Tree roots absorb moisture from the soil, and in reactive clay soils, that changes how the ground moves.

When a large tree is removed, the soil rehydrates and swells. When a large tree is planted or grows near the slab, it dries the soil and causes shrinkage. Both scenarios create movement in your foundations.

Engineers account for this when designing your slab, but only if they know what’s nearby. If trees are removed after the engineer has signed off, or if new trees are planted close to the home, the foundation design may no longer be appropriate.

The fix is communication. Tell your engineer what trees are on the block, which ones are staying, and which ones are going. If the tree situation changes during construction, get the engineer to review the slab design before the pour.

Overhanging Branches and Setback Requirements

Trees near boundaries create two issues: overhang and setback.

If a tree’s canopy crosses the boundary line, it can create problems during construction. Cranes, scaffolding, and delivery trucks need clear access. Overhanging branches may need to be pruned back before the kit home arrives, even if the tree itself stays.

Council setback requirements also apply to new planting. If you’re planning to landscape after the build, check what species are allowed near boundaries and infrastructure. Fast-growing species with invasive roots shouldn’t be planted within a few metres of the slab, services, or retaining walls.

Fire Risk and Bushfire Prone Areas

If your block is in a bushfire-prone area, vegetation management is part of your ongoing obligation. BAL (Bushfire Attack Level) ratings determine what you need to do to manage fuel loads around the home.

Trees within 10 metres of the home need to be managed. That doesn’t always mean removal, but it means pruning to remove deadwood, lifting canopies to prevent ground fire climbing, and spacing trees to reduce continuous fuel.

In higher BAL zones, some species are not permitted within certain distances of the home. Species with high oil content, papery bark, or heavy leaf litter are considered higher risk. Your bushfire consultant or council can tell you what’s acceptable.

Timing the Work

Tree removal and pruning should happen before the site is prepared for the slab. Once the builder starts cutting and filling, access becomes difficult and the risk of damage to the slab or services increases.

If you need council permits for tree removal, allow 4 to 8 weeks for approval. Some councils are faster, others are slower, and some will require an arborist’s report before they’ll even consider the application.

Stump grinding should happen at least two weeks before the slab is poured. This gives time for the area to settle and for any remaining roots to be cleared.

The Cost of Getting It Wrong

Removing a protected tree without a permit can cost you $10,000 to $50,000 in fines, plus the cost of replacement planting.

Building over tree roots without proper foundation design leads to cracked slabs, stuck doors, and expensive remediation.

Leaving unstable trees in place risks damage to the home during storms, not to mention the safety risk to people on site during construction.

Sorting the trees early costs a few hundred dollars for an arborist’s report and maybe a few thousand for removal and stump grinding. Getting it wrong costs an order of magnitude more.

The Bottom Line

Trees are one of those things that seem like a landscaping decision but are actually a structural and regulatory one. They affect your foundation, your council approvals, your fire risk, and your long-term comfort on the block.

Before the kit home arrives, get an arborist on site. Know what’s protected, what’s worth keeping, and what needs to go. Remove and grind stumps before the slab is prepped. Design around the trees that add value, and manage the ones that create risk.

It’s not complicated, but it does need to happen in the right order. Get it right and your home sits comfortably in the landscape. Get it wrong and you’re fixing problems for years.
